A Step-by-Step Guide to Applying for a Rental Property with MIX Property Group

Are you in the market for a new rental property? Whether you're a seasoned renter or a first-time applicant, navigating the application process can sometimes feel overwhelming.

But fear not! At MIX Property Group, we strive to make the process as seamless and straightforward as possible for our prospective tenants. In this article, we'll walk you through the step-by-step process of applying for a rental property with MIX Property Group.

1. Schedule a Viewing: The first step in finding your ideal rental property is to schedule a viewing. Get in touch with our team to arrange a time to tour the property in person. Seeing the property firsthand will help you determine if it meets your needs and preferences.

2. The Application: If you find a property that you'd like to rent, the next step is to submit an application. A link will be sent to you to complete your application online. Be prepared to provide information such as your contact details, employment history, rental history, and references.

3. Provide Required Information: Along with your application, you'll need to submit various documents to support your rental application. These include:

  • Proof of identity (e.g., driver's license, passport)
  • Proof of income (e.g., pay slips, employment verification letter)
  • Rental history (e.g., previous landlord references, rental ledger, lease)
  • Details for the properties you have lived in the last three years.
  • Credit report/Personal Information report - If you are new to Tasmania, you will need to obtain a national Personal Information Report from Equifax.  www.equifax.com.au. If you have lived in Tasmania for the past 3 years this can be obtained from Tasmanian Collection Service.  www.tascol.com.au

4. References: As part of the application process, the agent will conduct a background check to assess your history. Part of this is confirming with previous landlords/property managers or employers to ensure you will be suitable. When selecting references, ensure they are willing to provide information upon request. It's also a good idea to inform your references in advance that you're listing them on your rental application, so they're prepared if they receive a call or email seeking verification.

5. Submit: Once you've completed all sections of the application, we'll begin processing it. This typically takes between 1-5 days, depending on the number of applicants and the time required to contact references and make decisions. We'll notify you as soon as your application has been approved or declined. 

6. Sign Lease Agreement and Pay Security Deposit: If your application is approved, we'll send you a lease agreement to review and sign. Once you're satisfied with the terms, you'll need to sign the agreement and pay the security deposit (four weeks' bond) and the first two weeks' rent to secure the rental property.

7. Move-In Day: On the start date of your lease, you'll meet with your property manager to collect the keys and go over any questions you may have. Your property manager will provide you with a copy of the condition report, detailing the property's condition when you move in. Be sure to review the report within the first two days and make any necessary changes before returning a signed copy to your property manager.
