Tasmania’s First Home Buyer Stamp Duty Concession Ending 30 June 2026: What Buyers Need to Know
Tasmania’s generous first home buyer stamp duty concession is officially coming to an end, with the State Government confirming the scheme will cease on 30 June 2026. For many first home buyers across Hobart and Tasmania, this means the window to secure significant savings on an established home purchase is quickly closing.
What Is the Current Stamp Duty Concession?
Under the current Tasmanian Government scheme, eligible first home buyers purchasing an established home valued at $750,000 or less can receive a 100% exemption from stamp duty (property transfer duty). The exemption applies to purchases that settle between 18 February 2024 and 30 June 2026.
This has been one of the most generous first home buyer incentives in Tasmania’s history, with eligible purchasers saving up to approximately $28,900 in upfront costs, depending on the purchase price.
For many buyers, eliminating stamp duty has made the difference between entering the market now or waiting several more years to save a larger deposit.
What Happens After 30 June 2026?
The Tasmanian Government has now confirmed the concession will not be extended beyond 30 June 2026. From 1 July 2026, eligible first home buyers purchasing established homes will revert to paying normal stamp duty rates unless any future policy changes are announced.
Importantly, it is generally the settlement date, not the contract signing date, that determines eligibility. Buyers who leave their purchase too late risk missing the deadline if settlement occurs after 30 June 2026.
Who Is Eligible Before the June 30 Deadline?
To qualify for the current exemption, buyers generally must:
-
Be purchasing their first home
-
Buy an established residential property in Tasmania
-
Purchase a property valued at $750,000 or less
-
Meet residency requirements, including living in the property as their principal place of residence for a continuous six-month period within 12 months of purchase
Buyers should always seek independent legal and financial advice regarding their eligibility and timing requirements.
What About the First Home Owner Grant?
Alongside the stamp duty changes, the Tasmanian Government also announced that the temporary $30,000 First Home Owner Grant for new homes will reduce to $20,000 from 1 July 2026, rather than reverting to the original $10,000 amount.
This means support remains available for buyers building or purchasing new homes, although at a reduced level.
Final Thoughts
With just weeks left for buyers to secure a property and settle prior to the 30 June 2026 deadline, timing is now more crucial than ever for eligible first home buyers looking to take advantage of Tasmania’s stamp duty concession.
It also serves as a timely reminder that government incentives and concessions don’t last forever. For buyers who have been sitting on the fence waiting for the “perfect time” to enter the market, this may be the push needed to take the next step.
As the saying goes — the best time to buy a house was yesterday. The second-best time may be now.
