Spring is Coming: Is Your Investment Property Ready?

As winter draws to a close and the days start getting longer, now is a great time for property owners to take stock of their investment property and address any maintenance issues before spring arrives.

Tasmania’s cold and wet winters can be particularly tough on homes. Gutters fill, gardens become overgrown, moisture and condensation can build up, and small maintenance issues can easily go unnoticed during the colder months.

A little preventative maintenance now can help protect your investment, keep tenants comfortable and potentially avoid more expensive repairs down the track.

1. Check and Clean Gutters

After months of rain, wind and falling leaves, gutters and downpipes can quickly become blocked.

Blocked gutters can cause water to overflow into eaves, walls or around the foundations of a property, potentially resulting in water damage that is far more expensive to repair than a routine gutter clean.

Spring is a good time to have gutters and downpipes checked, cleared and inspected for any obvious damage, particularly if the property is surrounded by trees.

2. Give the Garden Some Attention

Gardens can become a little neglected over winter, particularly when wet weather makes regular maintenance difficult.

Before the spring growing season takes off, consider whether trees, shrubs and hedges need pruning, lawns need attention or garden beds need tidying.

It’s also worth checking fences, gates, retaining walls and outdoor areas while you’re there. Getting on top of these jobs early can make ongoing maintenance much easier as growth accelerates through spring.

3. Look for Signs of Mould and Poor Ventilation

Condensation and mould are common concerns in Tasmanian properties during winter.

Bathrooms, bedrooms and other areas with limited airflow can be particularly susceptible. While tenants have an important role to play in ventilating the property appropriately, owners should also ensure the home has adequate ventilation and that exhaust fans, windows and other ventilation systems are working as intended.

If mould is appearing repeatedly, simply cleaning it away may not address the underlying cause. It may be worth investigating whether there is a ventilation, moisture or maintenance issue contributing to the problem.

4. Service Your Heat Pump

Your heat pump has probably worked hard over winter.

Regular servicing and cleaning can help heating and cooling systems operate efficiently and may identify minor issues before they result in a breakdown.

With warmer weather approaching, it is also a good opportunity to make sure the cooling function is operating correctly before tenants need it.

5. Inspect the Exterior

Winter weather can highlight weaknesses in a property's exterior, so spring is an ideal time for a general visual inspection.

Look out for cracked or peeling paint, loose roofing or flashing, damaged cladding, deteriorating timber, leaking outdoor taps, drainage problems and any areas where water appears to be pooling.

Decks, stairs, handrails and other outdoor structures should also be checked for deterioration or safety concerns.

Catching a small issue now can often prevent it from becoming a much larger—and more expensive—repair later.

6. Don't Wait Until Something Breaks

One of the most effective ways to manage an investment property is to take a preventative approach to maintenance.

Waiting until a gutter overflows, a heat pump stops working or a minor leak causes internal damage can result in higher repair costs, inconvenience for tenants and, in some cases, damage that could have been avoided.

Regular inspections and proactive maintenance also help protect the long-term value of your property and provide a better experience for your tenants.
