Preparing to Sell Before Christmas? Why September Is the Time to Start

Christmas might still feel a long way away, but if selling your property before the end of the year is on your radar, September is the ideal time to start planning.

That doesn't necessarily mean putting a "For Sale" sign up tomorrow.

A successful property sale starts well before the first open home. From deciding which repairs are worth completing, to preparing the property for photography, launching the campaign, negotiating with buyers and allowing enough time for settlement, there are several steps between deciding to sell and handing over the keys.

Starting the conversation now gives you something incredibly valuable: time and choice.

Start with a plan, not a listing

One of the first things we recommend is having an agent visit your property before you start spending money preparing it for sale.

It's easy to assume you need to repaint the entire house, replace flooring, renovate a bathroom or completely overhaul the garden. In reality, some improvements will add considerably more value than others.

A pre-sale appraisal gives you an opportunity to understand your property's current value, likely buyer demographic and what — if anything — we would recommend doing before going to market.

Sometimes a few relatively simple changes can make the biggest difference.

September: Repairs and preparation

If your property needs a little attention, September gives you time to get things organised without rushing.

This might include:

  • Completing minor repairs and maintenance
  • Touching up paintwork
  • Improving gardens and street appeal
  • Decluttering and removing excess furniture
  • Pressure cleaning outdoor areas
  • Cleaning windows and gutters
  • Addressing any obvious maintenance issues
  • Organising styling or furniture if required

The objective isn't necessarily to make your property perfect. It's about presenting it in a way that allows buyers to see its value and imagine themselves living there.

October: Photography and campaign preparation

Once the property is looking its best, the next step is preparing the marketing campaign.

Professional photography, floorplans, video, drone photography where appropriate, signboards and online advertising all need to be coordinated.

This is also when we work with our sellers on the finer details — how the property will be positioned, the key features we want to highlight, pricing strategy and the best timing for the campaign.

Having this organised in advance means you're ready to launch when the property — and you — are ready.

October–November: Take advantage of the spring market

Spring traditionally brings increased activity to the property market, with more buyers and sellers making their move before the end of the year.

For sellers, this can present an excellent window to showcase a property. Gardens are coming to life, daylight hours are getting longer and properties can often photograph beautifully at this time of year.

But more properties can also come onto the market during spring.

That's why preparation matters.

Rather than rushing to market because everyone else is, having your campaign ready allows you to choose a launch date that suits your property and your circumstances.

Allow time to find the right buyer

Once your property is on the market, there still needs to be time for open homes, private inspections, buyer follow-up and negotiations.

Some properties sell immediately. Others need a little longer to find the right buyer.

Building some breathing room into your timeline means you're less likely to feel pressured into making a decision simply because Christmas is approaching.

Once an offer is accepted, the contract may also include conditions such as finance or building inspections, depending on the agreement reached between the buyer and seller.

Don't forget about settlement

Securing a buyer isn't the final step.

Once a contract becomes unconditional, there is still the settlement period to consider. Settlement dates are negotiated between the parties, so if your goal is to have everything completed before Christmas, this needs to form part of your strategy from the beginning.

This is one of the reasons we encourage sellers considering an end-of-year move to start planning during September rather than leaving the decision until November.

What if you're not ready to sell yet?

That's completely fine.

Starting the process doesn't mean committing to selling.

An appraisal in September might result in a decision to list in October, November, early next year — or not at all.

The benefit is knowing where you stand.

You'll have an understanding of your property's likely market value, what preparation we recommend, the costs involved and a realistic timeline. You can then make your decision with all the information in front of you.
